Job Summary

The Real Estate Manager is responsible for day to day operations and sales within our real estate portfolio. This includes land contract management, leased properties, identification of candidates to purchase and lease gas stations, commission fuel operations at leased properties and the identification of gas stations real estate and fuel supply opportunities within our area of operation. This person works to achieve targeted performance standards; provides feedback and takes appropriate action to achieve sales results. This role involves connecting quickly with people in a poised, convincing, and enthusiastic way. Able to generate sales results and assists building strong sales and marketing infrastructure to the company. A strong sense of urgency, initiative, and drive to get things done correctly, with emphasis on working with and through people in the process. Develops and builds lasting relationships with customers and prospects to develop future growth.

Required Education / Certifications

  • Bachelor’s Degree in Business (Preferred) or related field or equivalent work experience.

 

Primary Responsibilities & Scope

  • Develop a pipeline of prospects looking to lease or purchase gas stations
  • Manage day to day operations of leased properties including tenant relationships in a professional way that secures renewal terms with tenants
  • Manage maintenance expenses within budget at company owned properties
  • Develop and implement site improvement plans to facilitate better lease and sale terms of existing properties
  • Manage day to day land contract relationships including timely payments, cash outs, extensions and compliance
  • Develop and implement site by site strategies to help assist in timely and early land contract cash outs
  • Manage day to day operations of fuel commission sales at company owned sites. This will include pricing and paperwork compliance
  • Develop strategies to maximize profitability at commission locations by increasing margins and reducing expenses
  • Lead implementation of commission site automation projects to automate manual processes
  • Develop a pipeline of prospects and close opportunities to contract fuel sales at gas stations
  • Establishes new accounts by planning and organizing daily work schedule to call on existing or potential customers/prospects
  • Manages a CRM based pipeline of prospects and executes daily contact within the system
  • Keeps management informed by maintaining and submitting activity and results reports (daily call reports, weekly work plans, and monthly and annual territory analyses)
  • Monitors customer credit compliance and engages with the Accounts Receivable team when necessary
  • Meets or exceeds sales goals specified in the individual market plans
  • Prepares sales proposal by quoting pricing, credit terms and service offerings to customer based on knowledge of company’s operational capacity and established ROI thresholds
  • Assume the lead role in the preparation and delivery of customer presentations
  • Performs administrative functions to complete sales cycle (forecasting, reporting, customer database maintenance, correspondence, communications)
  • Monitors competition by gathering current marketplace information on pricing, products, new products, marketing and techniques, etc
  • Protects operation of company by keeping financial, production, sales and marketing information and plans confidential
  • Maintains the corporate image and philosophy in all contact with team members, customers and vendors

Required Experience

  • Verifiable track record of driving new sales and cold-calling success
  • Experience selling real estate or other sales to small businesses
  • At least two (2) years of outside sales experience; preferably in real estate or the fuel industry
  • Proficient skills in Microsoft Office (Word, Excel, PowerPoint & Outlook)
  • Strong verbal and written communication skills including proposal writing and presentation skills
  • Valid driver’s license and personal vehicle with insurance coverage as required by company
  • Self-starter, self-motivated, sense of urgency, personable, extroverted personality, well organized, ability to achieve goals, ability to focus and pay attention to detail
